If the vendor wants assurances that you can proceed then your mortgage broker will be able to provide that with an agreement in principle.

The other big advantage of independent advice is having a broker who can search the whole marketplace on your behalf to find the best mortgage for you. If you take mortgage advice via the Halifax estate agent they will only recommend from their own limited product range.
