For instance if a Lender is offering a 2 year fixed mortgage rate at 4.94%, with an arrangement fee of £399. Meanwhile another lenders 2 year fixed mortgage rate is 5.19% with no arrangement fee, which one would you opt for? 


Mortgage Costs & FeesComparing the TOTAL cost over 2 years, borrowers with a mortgage of £120,000 or less would be better off opting for the higher 5.19% rate. If the loan amount is greater than £120,000 then you would be better off paying the fee to secure the better rate.
 

In essence you should not decide which mortgage to take based on any single factor. You have to assess the total package to find the all round best deal for you.
